Hello Friends! As real estate can vary from neighborhood to neighborhood, I understand that my audience could be looking outside of Miami Beach. I took some time to look at the Year to Date statistics in Miami-Dade and wanted to share these findings: Single Family Home Median Prices: $670,000 (up 3% YOY) SFH Median Average PP SQFT: $601 (up 7% YOY) Percentage of Cash buyers: 25.4% Condo Median Prices: $430,000 (up 1% YOY) Condo Median Average PP SQFT: $629 (up 8% YOY) Percentage of Cash Buyers: 51.7% I was surprised to see the number of cash buyers in the market today and made me wonder, are the buyers in today's market equipped with the knowledge surrounding getting a loan to purchase a condo?? Due to the headline news regarding the condo market, are buyers discouraged to enter the market with confidence backed by a lender? So I ask you this, which of the below is the lie: 1) Condos can be purchased with 5% down 2) Lenders won't extend financing towards buildings going through major renovations such as concrete restoration, roof, etc 3) Reserve requirements are extended to 2026 The answer is #2. I met with a loan officer this week and learned that due to a building going through improvements doesn't hinder the ability to get financing. There are different programs that are available for buyers. In addition, a list of pre approved conventional loan backed buildings live in the exclusive Condo Vault list. Silverlake Bistro Tim and I decided on a spontaneous date night and we ended up at this very cute restaurant located in Normandy Isles. Silverlake Bistro is an American Bistro with a French flare. We walked in on a Saturday night dressed casually and they had seating available immediately both indoors and outdoors. The interior is cozy and intimate giving off the feeling you're invited to a friend's family home. I was surprised to see nearly every table filled with a mix of families, dates, group gathering for celebrations & even the fashionable ladies dressed in all white. This is the type of neighborhood restaurant where you walk in you'll see a familiar face across the dining room. I ordered the Chicken Al Mattone, which was roasted perfectly with the right amount of crispy-ness and juicy tenderness inside. Complimented with fingerling potatoes, satueed frisee and caramelized onion, it left me full without feeling any guilt.
