As we enter into our last quarter of the year, some of you may be in the mindset of reflecting on the first three quarters or have already begun planning for next year. For those that aren't thinking of the past and future, the present moment is as valuable. The current state of the market in Miami Beach is shown below with Year To Date numbers for the condo market. This year's continuous trend has been more inventory in the market, with fewer sales while increasing the average sale price. There can be many factors contributing to this, however here are my thoughts: 1) Higher interest rates drove many buyers in the waiting period 2) More inventory available in the market, but building isn't finance-able due to special assessments towards structural work or insurance coverage 3) Buyers are wanting more turn key products, hence higher average sold price YTD 4) More units that need some TLC are hitting the market driving the average list price down from last year with a 90% list to sold percentage

| The Ritz Carlton Naples went through a massive renovation since Hurricane Ian and reopened last year. In celebration for our anniversary, we decided to go for a romantic weekend getaway. The staff treated us as VIPs with an upgrade to an ocean view suite on the TOP floor. Wow let me tell you, the additional ceiling height really makes a difference. The recent renovations enhanced the sunsets we got to see down by the beach and in our room. Plus we had access to the sister property, Ritz Carlton Tiburon, which has a golf course, tennis courts and a small water park for hotel guests to enjoy as an extension of amenities. It was the perfect balance of outdoor activities and unplugging for the weekend. With our busy schedule, the convenience to be able to pack our car and arrive in 2.5 hours was a huge benefit to our relaxing weekend. I highly recommend a stay here.
