With summer season upon us, I'm looking forward to a shift in buyers behavior. With school session ending, historically we've seen an increase of showings and properties go under contract during this period. With an additional wave of international buyers that also come and travel for the summer, we see many looking for investment properties or second homes. Domestically, relocation due to work remains a consistent factor that keeps the housing market moving along with family status change. The Miami Real Estate looks to be ahead of national average, with home equity and cash buyers in the market. As Realtor.com ranked Miami as the #2 Top Housing Market in the US for 2025, forecasting a 24% year over year increase in sales and 9% increase in median sales prices for 2025. Miami Properties remain home equity rich with a healthy loan to value ratio of 50% or lower, ranking it #5 according to data from ATTOM. As for the condo market, the inventory remains to still be lower than pre pandemic days which is 18,851 and currently 17,708 in Miami Dade.
