As we are only 27 days away from Spring, we are gearing up for a new wave of buyers and sellers to enter the market. As Miami holds a strong Q1 with many visitors coming from out of town, I have some helpful tips to share whether you're considering to buy or rent during this Spring Home Shopping Season. For Buyers: 1) Get Pre-Approved: Understand your budget and show sellers you're a serious buyer 2) Research Neighborhoods: Visit during various times of day to get a feel for the neighborhood 3) Attend Open Houses: Take advantage of the increase in listings by attending open houses (like mine this Saturday at 9720 Biscayne Blvd) 4) Make a Wish List: List your must-haves and nice-to-haves 5) Stay Flexible: The market can be competitive in spring. Be prepared to act quickly when you find a property you love For Home Sellers: 1) Enhance curb appeal: Spring is all about blooming flowers and greenery. Clean up your yard, plant flowers, and ensure your home looks inviting from the street 2) Declutter and Stage: Remove personal items and excess clutter 3) Make Minor Repairs: Take care of any small repairs that could deter buyers 4) Be Flexible with Showings: Be prepared to block out designated times for showings and allow flexibility as buyers may be working or traveling from out of town
I share this with you, but also want you to keep in mind that neighborhoods behave very differently from one another. For example, Miami Beach which trends towards seasonal buyers in favorable with high season (Nov- April) vs Miami Shores, a neighborhood community, that react closely with the school season.
