As the year wraps up, I'd like to thank each and every one of you for tuning in monthly to my newsletter. I take the time to write something valuable for YOU and knowing that you're reading this motivates me each month. I'd like to report the current state of the market is a Buyer's Market, a consistent trend throughout the year. Although the number of transactions decreased and inventory has increased year over year, buyers continue to enter the market looking for "deals". For the deal shoppers, continue to work with an agent and make the offer for listings that's over 90 days on the market. For my clients looking to sell, a great learning lesson was the summer months are extremely slow. Plan accordingly and take advantage of the winter season while there are more eyes on the market. With snowbirds heading to Miami for warmer days, an opportunity may strike with the weekend visitors. With an average days on market exceeding 90 days now, timing is imperative so start with a plan. Lastly, with the latest Fed rate cuts by 25 basis point, it's unlikely mortgage rates will see a significant change. Perhaps a nudge to drop mortgage rates, but the change would be more gradual than transformative. Other key factors play a role in this complex economic indicator: unemployment, inflation, and the 10 Year Treasury Yield.
